Will there be any further subdivision at Bayscape?
No further subdivision is permitted at Bayscape, ensuring your privacy, outlook and investment are upheld. This is protected by rules in the Hastings District Plan.
What will I own and what common facilites are there?

You will have freehold title to your own site. The balance of the farm land will be maintained and managed under private ownership. Whilst residents can use the farm for riding and other recreational activites, it does have the usual seasonal farming restrictions but will remain fully accessible for most of the year. Roads will be private and held in appropriate proportional ownership by the lot owners.

Equestrian facilities will be provided subject to demand.

Who owns and maintains the farm?
The Grieve family will continue to own and manage the farm
Who will maintain the infrastructure at Bayscape?
The Whakapirau Farm Park Residents’ Society Incorporated will maintain the services and infrastructure of the property to meet prescribed standards. 
What additional costs will I be responsible for?
There will be an annual levy for maintenance of roading and  common areas.
An operating expense levy will be charged to all residents, special levies may also be charged in particular circumstances. Residents will not be responsible for farm expenses. 
 
Residents in the native bush area will be subject to an annual levy to provide funds for the protection and restoration of the bush area.
What covenants are in place?
The farm is subject to a general covenant in favour of the residential sites.   The covenant includes provisions for preventing new vegetation from restricting views and prescribes that weaning of cattle is not permitted close to residential sites. Reasonable access is made for equestrian activities and horse grazing will be made available on a commercial basis.
 
Residential sites are subject to covenants, mostly controls over development style, with specific restrictions stipulating that cats are not permitted on sites close to or within native bush.
What is the Residents’ Society?
The Whakapirau Farm Park Residents’ Society Incorporated is a body which shall promulgate, amend and distribute to members, rules and by-laws for the use of communal facilities, also establish the behaviour of owners and occupiers and define the use of developed properties.
What is the purchasing procedure?
Upon selecting your site, you will sign a Sale and Purchase Agreement and pay a 10% deposit.  This will be held in trust by an independent party until settlement.
